Terms and Conditions
U-GO S.A.S. (hereinafter, U-GO), a company legally incorporated in Colombia, identified with Tax ID No. 901.583.811-6, dedicated to the professional management of tourist properties in Bogotá, Cartagena, and Santa Marta, makes these Terms and Conditions available to its guests. These Terms and Conditions govern the booking and use of the properties managed by U-GO. Website: www.u-go.com.co.

1. Purpose and acceptance
These Terms and Conditions (the “T&Cs”) govern the relationship between U-GO and any person who books, contracts, or uses accommodation in any of the properties managed by U-GO (the “Guest”), whether through digital booking platforms or directly with U-GO.
Accessing the website, registering, requesting information, making a booking, or paying for a booking shall be understood as the full, free, and express acceptance of these T&Cs. In case of any doubt, the Guest must contact U-GO before confirming any booking by emailing operaciones@u-go.com.co or via WhatsApp at 3138709343.
2. Definitions
U-GO: U-GO S.A.S., acting as the professional manager and operator of properties intended for tourist accommodation.
Guest: the individual who makes a booking and/or stays at a Property, as well as their accompanying guests.
Property: each apartment or tourist accommodation unit managed by U-GO and offered for short-term stays.
Platform: an online travel agency (OTA) or third-party digital channel through which a Property is listed and booked, such as Airbnb, Booking.com, Expedia, or VRBO.
Direct Booking: a booking made directly with U-GO through its own channels, without the involvement of a Platform.
Booking: a confirmed accommodation agreement for specific dates, a specific Property, and a specific rate.
Owner: the legal owner of the Property, on whose behalf U-GO provides property management services.
3. Nature of the service
U-GO professionally manages third-party properties owned by their respective Owners and intended for short-term tourist accommodation. U-GO is responsible for their marketing, operation, Guest assistance, and maintenance during the stay.
All Properties managed by U-GO have their own National Tourism Registry number (RNT) and comply with applicable national tourism regulations, including Law 300 of 1996, Law 2068 of 2020, and other related regulations. The RNT number corresponding to each Property is available in its respective listing or may be requested from U-GO.
4. Booking and confirmation process
A booking shall only be considered finalized once U-GO or the Platform has confirmed the availability of the Property and the corresponding payment has been received in accordance with the conditions of the channel used. Until confirmation has been issued, no binding agreement regarding the Property shall exist.
U-GO reserves the right to reject or cancel bookings where there are indications of fraudulent or inappropriate activity, obvious pricing or availability errors, or where the Guest fails to meet the applicable requirements. The main Guest must be of legal age and shall be responsible for the conduct of their accompanying guests.
5. Prices, taxes, and payments
Unless expressly stated otherwise, rates are quoted in Colombian pesos (COP). The published rate may include or exclude items such as cleaning fees, taxes, service charges, or additional services, as specified at the time of booking.
For bookings made through a Platform, charges, payment methods, and invoicing shall be governed by the terms and conditions of that Platform. For Direct Bookings, payment shall be made through the payment methods made available by U-GO, and the booking shall be confirmed once payment has been verified.
6. Cancellation, modification, and refund policy
General principle: the cancellation policy applicable to each booking depends on the channel through which it was made. It is the Guest’s responsibility to review and accept the applicable policy before confirming the booking.
6.1. Bookings made through platforms (OTAs)
For bookings made through any Platform, the applicable cancellation, modification, and refund conditions shall be governed exclusively by the cancellation policy in effect on the Platform where the booking was made.
Such policy depends on the Platform, the Property, and the booking date, and is displayed to the Guest during the booking process before confirmation. U-GO cannot modify, cancel, or replace the cancellation conditions imposed by the Platform. Any cancellation or refund request must be processed through the same channel used to make the booking.
6.2. Direct Bookings with U-GO
The following policy shall apply to Direct Bookings made with U-GO:
Cancellation without penalty: if the Guest cancels more than thirty (30) calendar days before the check-in date, one hundred percent (100%) of the amount paid shall be refunded.
Cancellation with penalty: if the Guest cancels thirty (30) calendar days or less before the check-in date, a penalty equal to one hundred percent (100%) of the total booking amount shall apply.
No-show: failure by the Guest to arrive on the check-in date shall be treated as a cancellation subject to a penalty equal to one hundred percent (100%) of the total booking amount.
All cancellation requests must be submitted formally and in writing to gestionoperaciones@u-go.com.co.
6.3. Refunds
Where a refund is applicable, it shall be issued through the same payment method used by the Guest or by bank transfer within fifteen (15) business days.
6.4. Booking modifications
Requests to change booking dates are subject to availability and any applicable seasonal rate difference.
7. Registration, check-in, and check-out
The standard check-in time is from 3:00 p.m., and the standard check-out time is no later than 11:00 a.m..
At check-in, each Guest must present a valid identity document and complete the Accommodation Registration Card.
8. Occupancy, coexistence, and condominium regulations
The Guest agrees to comply with the maximum occupancy limit of the Property.
The Guest must comply with the condominium regulations, quiet hours, and the rules governing the use of common areas. Unauthorized parties or events are prohibited.
9. Security deposit, damages, and Guest liability
U-GO may require a security deposit or guarantee to cover potential damages. The Guest shall be liable for any damage, loss, or deterioration caused during the stay.
10. U-GO’s obligations and limitation of liability
U-GO shall endeavor to deliver the Property in suitable conditions of habitability and cleanliness.
U-GO shall not be liable for interruptions to utility services, failures beyond its control, or decisions made by the condominium administration.
11. Force majeure and unforeseen events
In the event of force majeure or unforeseen circumstances, U-GO shall endeavor to offer reasonable alternatives, such as rescheduling or booking credit, subject to availability.
12. Prevention of the sexual exploitation of children and adolescents
In compliance with Law 1336 of 2009, U-GO rejects and prevents all forms of sexual exploitation and abuse of children and adolescents.
13. Processing of personal data
The processing of the Guest’s personal data shall be governed by Law 1581 of 2012 and U-GO’s Personal Data Processing Policy.
14. Intellectual property
The U-GO trademark, its logo, photographs, texts, and other content are the property of U-GO or their respective owners.
15. Amendments to the Terms and Conditions
U-GO may amend these T&Cs at any time. Any amendments shall take effect upon publication.
16. Governing law and jurisdiction
These T&Cs shall be governed by the laws of the Republic of Colombia. U-GO’s contractual domicile is Bogotá, D.C., Avenida 19 No. 105-52.
